A split flashing at an office roof drain in Richmond raises two questions right away: what exactly failed, and can our crew reach the whole detail to fix it properly? Sika Sarnafil roofs are PVC, and a good PVC repair depends on knowing the exact membrane on the roof and whether it is still clean and flexible enough to weld to. We look at the failed flashing, the membrane around it and the insulation underneath before choosing repair materials. A PVC flashing inspection at the damaged drain tells us whether a small detail repair will hold or whether a larger section needs to be opened.

If you have installation paperwork, warranty documents or photos from past repairs, send them along. They help us narrow down the product, but they cannot tell us whether the insulation under a split flashing is wet or whether the deck below is still solid. Only the inspection answers that. Before we schedule anything, we need to know which part of the roof is leaking and who our contact is at the building for access to rooms and the roof.

Confirm which membrane is on the roof

Sika sells PVC roofing under both the Sarnafil and Sikaplan names. Even when a roof is called a Sarnafil roof, we confirm the actual sheet before picking welding settings, flashing material and prep. We check your records against what we can see on the roof, including any patches added over the years. A patch we cannot identify gets tested before we weld to it. Two membranes from the same family are not always interchangeable, and a dirty or weathered surface may need cleaning or replacement before a weld will take.

We also look at the membrane around the failed detail, not just the hole itself. Loose seams, cracked sheet and old patches near the flashing all affect how far the repair needs to reach. From there we explain what the repair involves, including any rotten or wet material that has to be replaced first. If part of the building has a different roof, such as a TPO section on the same building, that area gets its own repair method. TPO and PVC do not weld to each other.

A drain repair has to reach the drain itself

New membrane around a drain can look perfect and still leak if the seal at the drain bowl was never fixed. We inspect the drain body, the clamping ring, the flashing around it and the deck underneath. The repair needs to finish at a tight seal in the drain, not stop a few inches short of it. If the drain body or the pipe below is cracked or clogged, that is plumbing work, and we will tell you so and schedule our roof work around it. Our drain and scupper repair covers the roof side of that connection from start to finish.

Adding a new layer of insulation or a recover board raises the roof surface, which can leave a drain sitting high instead of at the low point. We account for that when choosing the repair or replacement system, often by adding a sump or tapered insulation around the drain. The estimate spells out what gets removed, what gets rebuilt and what another trade needs to handle. If a structural or design question comes up, it goes to the right engineer before we build on top of it. That way you can tell the difference between a finished roof repair and a drain that is still waiting on a plumber.

Wet insulation changes the scope

Water that comes in at a split flashing often spreads through the insulation well beyond the opening you can see. We use moisture readings and test cuts to separate what is confirmed wet from what is only suspected. The removal quantity follows those results. An insulation and cover board replacement around the drain needs to be priced together with the membrane work, including disposal and new material. Putting new PVC over wet insulation just traps the water.

If we open the roof and find more damage than expected, we photograph it, mark where it is and explain what it will take to fix before you approve any added cost. The opening stays covered and watertight while you decide. When you compare a small repair with a larger rebuild, both prices should include the insulation that actually needs replacing. A quote that only prices the top membrane will always look cheaper than one that includes the wet layers underneath, and it will not stop the problem. Areas we have not opened are listed as unknown, not as fine.

The manufacturer's name also does not tell us which sheet or accessory is on the roof. We confirm the system from markings or records before cutting anything. At a drain or curb, the field membrane, the flashing piece and the clamp each need their own proper connection, and we price them along with any insulation replacement rather than treating one welded seam as a fix for the whole detail.

Equipment and site access

A drain or curb next to rooftop equipment usually takes more setup than open roof. The building operator may need to shut down a unit or clear a room below before we can reach the whole detail. We note that next to the repair location and plan for return trips if access only opens up in separate windows. Having the material on site does not help if the unit cannot be moved, so we settle those arrangements with you before we count that detail as ready to work.

On a Sika Sarnafil roof, the existing Sarnafil sheet decides how we weld the seams and flashing. Your site rules decide the delivery route and how we get material onto the roof. For roof repairs at the Port of Richmond, we line up the delivery plan with the repair locations and the access the terminal allows, since a yard address alone does not tell us how material gets up to the roof. The same goes for buildings at Richmond Field Station and the Regatta area: we confirm the installed Sarnafil membrane first, then choose matching repair materials.

Comparing options and keeping good records

If you are considering a different manufacturer, a Duro-Last option needs its own product and assembly review, and so does a Johns Manville option for the same failed drain. Compare them on the full job each one includes: insulation removal, drain rebuilding and access work, not just the price per square of membrane. Real differences in prep should be explained before the membrane prices are lined up side by side.

After the repair, keep the photos of the new flashing and the replaced insulation with the product information. Note any tests done, such as seam probing, and where they were done. Any drain or equipment work still waiting on another trade should be listed separately from the finished roofing, so whoever works on the roof next starts with an accurate picture. If the roof is under a manufacturer warranty, check its terms for maintenance and alteration requirements before hiring anyone for future work. Good records show what was fixed and what still needs attention, which is more useful than just knowing whose name is on the membrane.

Commercial Roofing Questions

Does knowing it is a Sarnafil roof tell you which repair material to use?

It narrows it down, but we still confirm the exact membrane and check that it is clean and sound enough to weld. Old patches and damaged areas around the failure need to be inspected too.

What should the bid include for a damaged drain flashing?

Any wet insulation replacement, the drain flashing and clamp, and any plumbing work another trade needs to do. A price for new membrane alone does not cover the whole repair.

Will new membrane fix wet insulation underneath?

No. Wet insulation has to be removed and replaced with matching material. We confirm which areas are actually wet before setting the size of the repair.

What records help with future work at the repaired drain?

Keep the product information and photos of the repair together, along with notes on any tests done and work still waiting on other trades. Check the warranty terms before anyone makes later changes.
