Coastal Flood Advisory: Commercial Roof Help in Richmond

The National Weather Service has issued a coastal flood advisory covering Richmond. Heavy rain and drainage loading can expose roof leaks, blocked drains, and ponding water. This is a weather exposure advisory; it does not establish damage to a specific roof.

Do not access a roof during hazardous weather. Protect people first, avoid water near electrical equipment, and request roofing help when conditions permit.

Loose edge metal on a Corte Madera commercial roof is rarely just a loose piece of metal. The strip you can see from the parking lot may still be hanging on, but the fasteners behind it, the wood nailer they bite into, or the membrane tucked under it may have already let go. When we get on the roof, we mark where the loose run starts and stops, pull back enough of it to see the attachment, and check how it ties into the parapet and the drainage edge. That tells you whether you need a few new lengths of metal or a membrane repair at the edge as well, and it keeps the fix from stopping at the first fastener that looks fine.

We work out of Richmond, CA and cover Corte Madera regularly. The town has two shopping centers, The Village and Town Center, plus office and restaurant buildings and the old town square near the railroad-era buildings, so we see a wide mix of roof edges here. Before we schedule anything, we ask how the building is used, where deliveries and customers come and go, and where we can stage long pieces of metal. Our Larkspur commercial roofing work runs the same way: find what actually failed, sort out access, then make the permanent repair.

The attachment is part of the failure

Edge metal works loose for a few different reasons. The fasteners can back out, the wood nailer they are screwed into can rot, or the metal itself can get bent or torn. Each of those calls for a different repair. If we screw a new strip back into a soft, wet nailer, it will be loose again by next winter. So we open the edge, find which part has stopped doing its job, and include replacing the nailer or blocking if that is where the problem is.

On most low-slope roofs the membrane runs up and over the edge and gets clamped or covered by the metal. Pull the metal off carelessly and you can tear the roof's seal at the perimeter. Our edge metal, coping and gutter repair keeps that watertight edge intact. In the estimate we list the metal, the membrane edge and any wall work separately, so you know exactly what gets opened up and what gets put back.

The wall and roof meet differently

A wet streak on an exterior wall near the roofline does not always mean the edge metal is to blame. Water can get in through a cracked parapet cap, an open coping joint, a gap in the wall finish or a failed membrane turn-up. We look at both the roof side and the wall side before naming the cause. A bead of caulk along the face of the metal is not a repair if water is already running behind the membrane or behind the stucco.

Parapet caps, fascia edges and gutter edges are built differently, and each one gets repaired differently. After a storm, owners often call about wind damage to the roof edge. In that case we check the section that blew loose and the runs on either side of it, because wind that lifts one piece usually loosens the fasteners next to it too. You get a straight answer on whether the damage is limited to one spot or runs further along the perimeter.

The edge route needs protection

Working at the edge of a roof takes more planning than working in the middle of it. We look at the roof height, the parapet, how much flat space there is to work and how we will get people and material up there safely. You tell us which doors, walkways and parking spaces need to stay open. Fall protection, overhead protection and debris removal then go into the plan from the start, instead of being figured out when a twelve-foot piece of coping shows up next to the front entrance.

Every building is a little different here. The best spot to unload, the way up to the roof and where we can lay out long metal all depend on the site. Our San Rafael roof repair jobs deal with the same thing on busy retail lots. We agree ahead of time where old metal comes down, where new pieces sit until they go in, and how foot traffic below keeps moving while the crew works.

The replacement connection needs continuity

New edge metal has to seal to the membrane that stays on the roof, not just sit on top of it. We identify what kind of membrane is there and check its condition near the edge before choosing the detail. If the membrane is brittle, wet or torn back from the edge, we cut it back to good material and patch in new. The estimate shows how far that goes and how the new edge joins the existing roof. Any rotted wood under the edge gets replaced before the metal goes back on.

On a TPO roof edge, the new edge flashing has to be TPO-compatible and heat-welded to the existing sheet. A modified bitumen or EPDM roof needs its own materials and methods. We confirm the roof type on site rather than guessing from what the edge looks like from the ground. Metal gauge, fastener spacing and how the membrane terminates all get checked so the finished edge holds up, and nothing rotten gets buried behind new metal.

Photos and notes before the edge is closed

A photo of shiny new edge metal only shows the outside. It does not show the rotted nailer or the torn membrane that got fixed behind it. So we take photos while the edge is open: the failed fasteners, the wood underneath and the membrane where it meets the edge. The notes list what we replaced and what we left in place. If the wall itself needs work from another trade, we note that separately so you can see what the roofing repair covered and what still needs attention.

If we find the same failed attachment along a long stretch of edge, that may change what you want to spend money on next. We will tell you what we saw before recommending more tear-off or a full perimeter replacement. Those findings can go into a written roof condition report that separates today's repair from work that can wait. If the edge is actively leaking or flapping, we can secure it temporarily first, and we will be clear that the permanent repair is still to come.

Commercial Roofing Questions

Does loose metal mean the entire roof edge needs replacement?

Not usually. We check the loose section, its fasteners and the wood behind it, then look at the runs on either side. If the problem is limited to one area, a local repair makes sense. If the nailer is rotten or the fasteners have failed along a long stretch, replacing more of the edge is the better investment.

Why inspect the membrane behind a damaged edge piece?

On most flat roofs the membrane is tucked under or clamped by the edge metal, so the metal is part of the seal. Once the metal comes off, we can see whether the membrane has pulled away or cracked. Fixing that before new metal goes on keeps you from paying to cover up a leak.

Can the repair proceed over a busy entrance?

Yes, with planning. We look at where the work is and what traffic passes under it, then set up overhead protection or reroute foot traffic as needed. We agree the timing and the protected area with you before the crew starts handling metal near the entrance.

What if the wood behind the edge will not hold a fastener?

If the wood nailer or blocking is too soft to hold screws, it gets replaced first. Screwing new metal into rotten wood just means it will come loose again. We include that wood replacement in the estimate so the new edge is fastened into something solid.

Which photographs help explain work concealed by the replacement?

The useful photos are the ones taken while the edge is open: the failed fasteners, the condition of the wood and the membrane at the edge. We pair those with a short description of what was repaired. Then the finished photo makes sense, because you know what is behind it.
